Drake & Co offer a range of services to assist local landlords with all of their needs.

Our Let-Only Service includes:

  • Visiting the property to take new marketing images
  • Advertising the property on multiple platforms
  • Finding tenants and completing viewings at the property
  • Providing a Joint Assured Shorthold Tenancy Agreement and Guarantor Agreement
  • Collecting and chasing documents (application forms, IDs, Guarantor Agreements)
  • Collecting and chasing deposit payments

For Let-Only Clients, all documents and the deposit payment will be forwarded over to you, for your records and so that you can hold this in a government backed deposit protection scheme throughout the duration of the tenancy.

Let-Only Fees: A one off fee equivalent to 75% of one month’s rent (minimum £550) +VAT

Full Management will include the prior, plus:

  • Protecting tenants’ deposits in a government backed deposit scheme
  • Arranging maintenance at the property. Tenants have access to our online portal which is accessible 24/7, 365 days of the year
  • Collection of rents and chasing rent arrears until they are paid or an agreement is made
  • Providing a monthly statement and BACS payment for funds
  • Conducting Mid and End of Tenancy Inspections
  • Returning tenant deposits at the end of the tenancy and dealing with deposit disputes
  • Complaint handling. Complaints will be dealt with directly by Drake & Co, who always work toward defusing and resolving any issues before involving the Landlord
  • Working alongside Manchester City Council to tackle antisocial behaviour including waste and noise nuisance
  • Handling the tenancy turn-over, including key returns and key collections
  • Providing information and advice for current regulations
  • Assistance to make sure the property complies with current HMO regulations* (additional cost)

Management Fees: 12% +VAT of monthly rent received, plus £500 +VAT for securing a tenancy let
